Frequently Asked Questions
A TM44 inspection is required for any building in the UK with air conditioning systems that have a combined cooling capacity of over 12kW. This applies to both individual units and multiple smaller units that together exceed this threshold.
The inspection must be conducted every five years by an accredited assessor. It helps ensure compliance with energy efficiency regulations and can identify ways to reduce energy consumption and operating costs.
An EPC is valid for 10 years from the date of issue. It is a legal requirement when selling, renting, or constructing a property and provides an energy efficiency rating from A (most efficient) to G (least efficient).
The certificate includes recommendations to improve energy performance, which can help lower energy bills and increase a property’s market appeal. Some properties, such as listed buildings, may be exempt, but most residential and commercial properties require one.
A Display Energy Certificate (DEC) is required for public buildings over 250m² that are frequently visited by the public.
These include schools, hospitals, council buildings, and leisure centres. The DEC must be renewed annually for buildings over 1,000m², while buildings between 250m² and 1,000m² require renewal every 10 years. Alongside the DEC, an advisory report with energy-saving recommendations must be produced every seven years for larger buildings.
The Energy Savings Opportunity Scheme (ESOS) applies to large businesses in the UK that meet one or more of the following criteria:
ESOS assessments must be completed every four years by a qualified assessor. The scheme helps businesses identify energy-saving opportunities, potentially reducing operational costs and carbon emissions. While ESOS does not enforce specific energy-saving measures, organisations must demonstrate compliance or face financial penalties.
Failure to comply with TM44, EPC, DEC, or ESOS requirements can lead to financial penalties and legal consequences:
In addition to fines, non-compliance may impact a business’s reputation, operational efficiency, and sustainability goals. Ensuring compliance not only avoids penalties but can also unlock cost savings and improve energy performance.
